Development Programme - Ireland

Seamus McGowan and Richard O'Sullivan purchased the Travelodge franchise in Ireland, along with its 8 Irish properties in May 2004.

Travelodge is the leading budget hotel group in Ireland and has reversed the market trend in Ireland by opening a new budget hotel in Limerick bringing the number of Travelodge hotels in Ireland to 11, located in Belfast, Derry, Dublin x 4, Galway, Limerick x 2, Waterford and Cork.

Travelodge Castletroy opened its doors on the 3rd June 2009 and become the 11th Travelodge hotel in Ireland and the 2nd in Limerick, the 1st having opened in 2002 at the Coonagh roundabout on the Shannon side of Limerick.

Travelodge Castletroy was developed by Limerick-based developers, Cracken Properties and has 70 bedrooms for families, business guests and individuals looking for modern, spacious and comfortable rooms at competitve prices.

We are extremely confident that there is a strong market for more budget hotels in Ireland and we have plans drawn up for a 374 bedroom Travelodge in Summerhill in Dublin 1 as part of a big urban regeneration project.  Travelodge Ireland is seeking permission for the hotel to be built on 0.7 acre site of an existing industrial building.  The development, measuring 12,713 sq m, would include a Bar Cafe and 33 basement car parking spaces.  The designs have been submitted by planning consultants Tiros Resources and would see a structure rising from 8 to 12 storeys built around a landscaped courtyard.

The addition to this new property would bring the number of Travelodge hotels in Ireland to 12 and the number of bedrooms to 1,200.

Other Important facts:

  • The priority is for the development of new build Travelodges as it is essential to optimise the construction.
  • A Travelodge hotel is not built to a star rating standard, but to the standards of the brand. Travelodge sits in the budget sector of hotels.
  • A limited number of parking spaces is needed depending on the availability of public transport.
  • Travelodge lease hotels, hence its need for a Developer / Investor to take on the turnkey construction of the asset (including FF&E).
  • Where there is no investor available, Travelodge work with a selection of Developers who will purchase the land and develop the Travelodge.
