It is now unusual for Travelodge's new hotels to be standalone developments, as Our Leasehold model encourages mixed - use schemes. In fact, the standalone units that we do take, frequently form part of larger developments, for example where we sit adjacent to a pub.

Our standalone developments are almost all in roadside locations, although these are not our current preference, as ideally we are seeking town & city centres and well located suburban opportunities. The roadside estate is where the Travelodge business started however, and we still consider important roadside locations, although normally insist on being located adjacent or very close to a food-led pub or restaurant. In these circumstances, we are prepared to share car parking and, as a rough guide, the combined car parking requirement will be approx 80% of the total requirements for the individual uses.

In addition to new build opportunities, Travelodge will also accept conversions of existing office buildings, which can either form part of mixed use schemes or standalone properties (Manchester Central, Reading Central).
